Key responsibilities include:
Estimating & tendering
Prepare feasibility estimates, elemental cost plans and fixed-price tenders from concept through to detailed design
Complete accurate take-offs and rate build-ups across all trades for architectural residential projects
Maintain and continuously improve the Buildxact estimating library, templates and supplier rates
Provide value-engineering options and cost advice to clients and the design team during pre-construction
Procurement
Prepare subcontractor and supplier trade packages; obtain, level and negotiate competitive pricing
Support direct procurement of materials, including imported product lines (tiles, stone, fixtures, joinery)
Recommend preferred suppliers and lock in pricing ahead of construction to protect tendered margins
Contract & variation management
Price, document and track all variations promptly; ensure nothing is built before it is priced and approved
Administer progress claims, payment schedules and retentions in line with the Construction Contracts Act 2002
Assess subcontractor claims and manage final accounts through to close-out
Cost reporting & systems
Produce monthly cost-to-complete and margin reports for every live project
Track actual costs against estimates and feed learnings back into the cost library after each job
Work with the Director and Project Management to flag cost risk early and recommend corrective action
Quantity Surveyor / Estimator.

Location: Grey Lynn, Auckland
We’re looking for an experienced QS/Estimator to help deliver premium architectural residential projects across New Zealand. You’ll play a key role in estimating, procurement and cost management as we continue to grow.
Purpose Of The Role:
The Quantity Surveyor / Estimator owns cost across the full project lifecycle — from concept-stage feasibility and tender pricing through to procurement, variation management and final account. You will build and maintain the cost systems (Buildxact cost libraries, rate build-ups, supplier pricing) that allow Makespace to quote quickly and accurately as we scale, and provide the Director and Project Management team with clear, current visibility of cost position on every live job.
This is a broad, hands-on role in a small, fast-moving team. You will be the company's authority on cost — trusted, commercially sharp and comfortable working from concept drawings as much as full documentation.
Who We’re Looking For:
Skills & Experience:
3+ years' quantity surveying or estimating experience in New Zealand residential construction - design-build, group housing or high-end residential preferred
Tertiary qualification in Quantity Surveying, Construction Economics or equivalent (NZIQS membership an advantage)
Proven ability to estimate quickly and accurately from concept-level drawings, not just full documentation
Working knowledge of NZS 3910 / NZCB and residential building contracts, and the Construction Contracts Act 2002
Strong Excel skills; experience with Buildxact or comparable estimating software strongly preferred
Established relationships with NZ subcontractors and suppliers an advantage
